At Adaptable Recruitment we have an Excellent opportunity for a Property Development Manager to join an award winning family owned company in the Southport area working in brilliant office environment with great culture

Package: Negotiable Depending On Experience
Holidays: 21 days + bank (shut down over Christmas extra)
Location: Southport - Fully Office based - (9-5.30 pm - 37.5 hours)

Main Responsibilities to include:-

Property Identification and Analysis:

  • Conduct thorough market research to identify potential property development opportunities in the high-end luxury residential, commercial, and leisure sectors.
  • Evaluate properties for their feasibility, considering factors such as location, market demand, zoning regulations, and financial viability.
  • Conduct financial analysis, including cost projections, return on investment calculations, and risk assessments.

Development Planning:

  • Create comprehensive development plans that encompass both commercial and construction aspects, including project timelines, budgets, and resource allocation.
  • Collaborate with architects, engineers, and other professionals to develop detailed design concepts that meet market demands and adhere to local regulations.
  • Coordinate with financial analysts to secure necessary funding and evaluate financing options for each project.

Project Execution:

  • Oversee the entire development process, ensuring adherence to approved plans, budgets, and timelines.
  • Collaborate with contractors, suppliers, and construction teams to ensure high-quality construction and timely completion of projects.
  • Monitor project progress, address any issues or delays, and propose effective solutions to ensure successful project delivery.
  • Stakeholder Management
  • Engage with stakeholders, including investors, government authorities, and community members, to maintain positive relationships and address any concerns.
  • Negotiate and secure necessary permits, approvals, and licenses required for property development projects.
  • Regularly communicate project updates to stakeholders and provide reports on project status, financial performance, and potential risks.

Requirements:

  • Proven experience in property development, preferably with a focus on high-end luxury residential, commercial, or leisure projects.
  • Strong understanding of real estate market dynamics, including knowledge of market trends, regulations, and construction practices.
  • Excellent financial analysis skills, including proficiency in budgeting, financial modeling, and feasibility assessments
  • Demonstrated project management skills, with the ability to lead and coordinate cross-functional teams effectively.
  • Strong negotiation and communication abilities to interact with stakeholders and build productive relationships.
  • Attention to detail, problem-solving skills, and the ability to think strategically.
  • Familiarity with relevant software and tools used in property development and project management.
